T&R Roofing Specialist's SILVER Maintenance Plan provides two comprehensive inspections per year inclusive of remedial maintenance to restore the individual deficiencies to serviceable standards. Our twenty-four hour, seven days a week emergency roof leak repair service is performed on a time and material crisis basis and included with this maintenance plan. Our inspection check-list type form itemizes each part of the roof system and accessory that may be encountered during the physical inspection of the roof system. The deficiency identified is noted on the inspection form and the repair service dated. The forms are filed and maintained by our office for future reference and scheduling. The condition of the roof and completed maintenance inspection form is forwarded to your office. Digital photographs of the problems that have been identified are inclusive of the documentation. Projected roof leak problems are repaired and maintained before they develop into a crisis leak situation. During each inspection, we bag and remove all accumulations of debris from the roof and from all drainage points to ensure that the roof maintains positive drainage. Roof drain bolts are checked for proper torque to ensure that a proper compression seal is an existing condition. Surface coverage is particularly important, not only for ballasted roof systems, but also aggregate surfaced Built Up Roof Systems. During each maintenance inspection, our technicians ensure that all exposed membrane is covered for protection and weight distribution. Surface coverage is particularly important for ballast EPDM Roof Systems, as the rocks are responsible for keeping the roof in place as no fasteners are used for this type of roofing system. Planned maintenance inspections are essential to eliminate roof leaks and pre-mature roof system failure.
