The multi-level replacement of the twenty-five year old river rock surfaced membrane roof at Capital Gazette Newspapers encompassed more than 60,000 square feet of roof area with diverse details that established T&R Roofing Specialist, Incorporated as one of the premier roofing contractors in the State of Maryland. Maintaining the roof in a constant watertight condition was paramount. The sensitive interior, which protected paper products for daily production of the historical newspapers, could not be interrupted or compromised by moisture intrusion problems.
The dense 1” – 2” round river rock surfacing required vacuuming to expose the underlying membrane. Vacuuming increased productivity and eliminated the labor intensive operations to manually remove the river rock to enable demolition of the existing roof. Set-up and staging was limited to one isolated area in the rear of the facility. This imposed trafficking long distances across the roofs. Phased deliveries, strategic set-ups, and well executed planning of the project proved to be essential to the overall success.
The building was classified as a “Peninsula Roof”, which required a mechanically fastened double layer of rigid 1” and 2” Polyisocyanurate insulation. Factory Mutual Fastening Requirements were also intensified. The stringent specifications and requirements were executed with precision craftsmanship. The roof passed the technical inspection conducted by the Firestone Technical Representative to initiate a twenty year manufacturer’s roof guarantee. T&R Roofing Specialist identified the need to intensify positive drainage of the new roof system and installed oversized drain sumps 10’ X 10’ which exceeded warranty requirements. Our crews also installed all new cast iron drain compression rings and dome strainers to replace the existing plastic drain assemblies. The perimeter coping and gravel stop were replaced with new custom shop fabricated, 24 gauge steel, Kynar color cladded metal.
