RELIEF FOR OCCUPATION MEDICAL FACILITY AT

                          GOLDEN RING MALL

During the mid 1990’s, the demolition reconstruction of Golden Ring Mall in Rosedale, Maryland, two out buildings were left in place with old deteriorated roofing systems. Resulting from reports generated from our Field Service Technicians, roof core samples, and photographs we recommended that the roof should be replaced. The existing aggregate surfaced Built Up Roof was absorbing moisture through the deteriorated felts and could not be feasibly repaired to a watertight condition performing conventional methods.  Large areas of the roof were continuously being scarified and sealed with full rolls of fully bonded modified membrane. Repeatedly, after each rainfall leaks would develop at other areas.

Accordingly we prepared a detailed Roof Evaluation Report inclusive of a CADD Roof Overview Drawing and proposal for a new roof. The roof replacement was awarded as a result of a comprehensive outlined scope of work that would provide a fifteen year manufacturers warranty.  New roof drains and drainage pipe were installed to eliminate the previous ponding water conditions. New Kynar steel gravel stop was installed around the perimeters of the roof and flashed to specifications for warranty compliance.

 The 17,600 square feet roof area housed multiple HVAC Mechanical Units, Rail Curbs, Ventilators and Exhaust Vents. Several of the roof curbs were completely removed and new steel B deck installed during the replacement. The tie-in between the new roof assembly and existing roof was sealed at the end of each days work with hot asphalt to provide an overnight watertight condition. The recently Drivit finished walls were protected with tarpaulins to eliminate damage.  The project was inspected by Firestone Building Products Technical Representative to initiate processing a twenty year NDL manufacturer’s roof guarantee.  T&R Roofing Specialist, Incorporated received the highest rating “10” with no defects. The inspector commented that this was one of the few projects that he has inspected that he considered to be perfect and installed to comply with twenty year specifications.
